'Army Corps To Limit Boat Docks On Lake Lanier' & 'Hall County Commissioners Up Min Lot Size to .8 Acres'
The upcoming revisions to the Army Corps of Engineer's Lake Lanier Shoreline Management Plan are already having a huge impact on Lake Lanier Property Prices. Currently going through the final approval processes, the new plan should be approved and announced formally by midsummer. The key point of the plan is that the maximum number of new dock slip permits will be capped at 2022. In actuality the number is already hundreds less, since many are pre allocated to existing approved subdivisions as they build out. Clearly this will, for the first time since Lake Lanier was built, remove any and all doubt that lakefront lots with a dock permit are growing very scarce. There will be less permitted lots from developers and private owners coming to market, and more of those remaining permits will be in the form of community docks. The limits in the plan will simply bring to bear the rules of supply and demand, less supply to meet higher demand in this case.... forcing the market switch towards a Seller's Market. Hall County owners, such as owners at Harbour Point, get a double boost, since there will be even less new lots coming to market with slip permits, due to the new minimum .8 acre building lot size approved by the Hall County Commissioners this past week. Subdivisions already platted and approved will not be affected. The good news for Lake Property Owners is that our property will likely increase in value as the .8 Acre limit is enforced and the new Corps Shoreline plan is implemented.
